The challenge for brokerages like ours, is to deliver that message to an audience that is understandably skeptical at the end of a dramatic national and international price correction.
But, national trends have never been a reliable indicator of value for Maine real estate. The properties we represent are simply unique, and our buyer customers are usually uniquely motivated. Our listings are generally bought and sold based on their conformance to visions of living the good life in Maine, a vision often reflected in their artful designs and remote locations. It's a process that sometimes defies the toolbox of certified appraisers and more recently has discouraged the risk-averse lenders they represent. In some cases, that's affected buyer confidence and resulted in missed opportunities for both buyers and sellers. It's an ongoing cycle that continues to frustrate normal market activity and stall our national economy
The Christopher Group's Autumn Sealed Bid Auction event is our attempt to help end this cycle by restoring the fundamental law of value—the agreed price between willing buyers and willing sellers. The properties offered in this auction represent some of the finest investment values in our listing portfolio. Unlike most real estate auctions, our intent is neither to suggest that our seller clients will accept less than list price nor to suggest any of them are under duress to sell. Instead, this auction is an opportunity to showcase some of Maine’s finest real estate investment opportunities and to bring qualified buyers and motivated sellers together in an open-market atmosphere. In spirit, it is no different than an auction of fine art.
Here’s how it works.
Every participating listing has been depicted in a Bidders Information Package to illustrate both its asset and aesthetic value to facilitate buyer due diligence.
While list prices have been reviewed and adjusted to current market, participating sellers have agreed to consider all price offers tendered by the auction deadline.
To expedite the process and assure a level playing field, each seller has provided a list of acceptable terms and conditions to help guide buyers in making successful price offers.
Buyers may elect to negotiate for properties outside of auction process through conventional representation and
contract process, however all participating sellers have agreed not to accept any offer until all bids are reviewed
following auction deadline
